North Hills Energy Park is an AI-infrastructure campus in Atoka County, Oklahoma, developed on land held by a county public trust. Phase I delivers 13 MW of contracted utility power on a ready, fenced pad — deployable now, without a grid queue. Phase II scales the campus with behind-the-meter gas generation of up to 500 MW.
Both phases are now open for off-taker and investor subscription. Natural gas supply at the site boundary is confirmed to one gigawatt, so Phase II sits comfortably inside available supply rather than depending on new pipeline capacity.
The campus is developed on the same asset-backed discipline that governs every Energy Source Holdings programme: contracted revenue, a real property interest, and no dependence on an interconnection queue for the behind-the-meter build.
Request Project Materials →Phase I monetises power that already exists. Phase II builds generation behind the meter at a scale the gas supply already supports. A tenant can contract for either or for both.

| Time to revenue | Targeted within 6–9 months |
| Lease term | 10 years |
| Phase II | Detail |
|---|---|
| Capacity | Up to 500 MW behind the meter |
| Source | Gas reciprocating engine generation |
| Fuel | Within the 1 GW confirmed at the boundary |
| Status | Open — capacity and phasing to be agreed |

| Lease term | 15 years from its delivery date |
Campus land is held by the Atoka County Industrial Development Authority, a public trust, under a development structure documented in the project materials — aligning the project with the county’s own industrial development mandate.
Phase I power is contracted utility service to a pad that is already graded and fenced. Phase II is generated on site behind the meter, so it does not wait on a transmission interconnection study or queue position.
Natural gas availability at the site boundary is confirmed to one gigawatt of generation — meaning the full 500 MW Phase II sits inside existing confirmed supply, with headroom above it.
The project has documented support from the City, reflected in the development approvals and the public-trust land structure rather than in expressions of intent alone.
Construction is delivered under an executed master services agreement and scope of work with the project’s general contractor, including procurement, rather than under a non-binding proposal.
The campus is developed through North Hills Energy Park, with Energy Source Holdings acting as Promoter of the Securitization Platform owned by Energy Sources Securities through which participation is offered.
Phase I power is contracted and the pad is ready, so a tenant can be energised while comparable sites are still waiting on an interconnection position.
A tenant can start at 13 MW and scale to a half-gigawatt on the same campus, under the same landlord, without relocating or re-permitting a new site.
Phase II generation sited at the load avoids transmission and delivery charges and the queue that governs grid-served alternatives.
Lease execution against the campus readiness notice, tenant fit-out on the served pad, and energisation of 13 MW of contracted utility power — revenue targeted within 6 to 9 months.
Phase II capacity, phasing, rent and delivery dates agreed and documented by amendment, with security set at that time against the contracted Phase II capacity.
Behind-the-meter gas generation built out to the agreed capacity, up to 500 MW, within the gas supply already confirmed at the site boundary.
The site package, survey and parcel detail, power and gas documentation, the lease and credit structure, construction contracts and the full risk factors are available to verified accredited investors and qualified off-takers on request.
